Common Water Heater's issues.
Tank water heaters.
1.Leaks.
Leaks can be external (pipes, water flexes, valves at or above the water heater) or internal (water tank). External leaks can be repaired and in most cases the water heater doesn’t need to be replaced. Internal leaks can be identified by water in the drain pan, water sipping through the water heater jacket joints or leaking from the water heater drain outlet outside of the house (white PVC pipe). Water heater has to be replaced if the internal leak occurs.
2. Absence of hot water.
Gas powered water heaters. Gas control valve (especially electronic GCV) failure. Solution - GCV replacement only. Bad thermocouple or thermopile. Solution - replacement only.
Water in the drain pan which blocks combustion air access.
Electric powered water heaters.
Thermostat(-s) failure. Solution - replace the thermostat.
Heating element (bad, burnt). Solution - drain the water heater and replace the element(-s).
Breaker issue, absence of power at the water heater, burnt electrical connections.
Noise. Banging sound when heating water. Reason - thick layer of calcium buildup at the bottom. Most common solution is to replace the water heater. Flushing the unit doesn’t resolve the problem. Banging sound when heating water. If the water heater is relatively new (up to 6 y.o.) then it is worth trying to descale it but it may shorten the water heater lifespan.
Hot water ends up quickly. Usually refers to electric water heaters with one bad or burnt heating element.
